If a tenant terminates their lease early, we enforce early termination fees as outlined in the agreement and quickly re-market the property to minimize vacancy

How do you handle evictions if necessary?

Evictions are rare due to our rigorous screening, but if necessary, we follow South Carolina’s legal process efficiently and professionally to remove non-paying tenants and re-rent the unit.

$75.00 per person. All adults 18+ must apply.

You'll need to provide proof of income (recent pay stubs, tax returns, or bank statements), photo ID, and contact information for previous landlords.

How long does the application process take?

We typically process applications within 2-3 business days once we receive all required documentation.

How much do I need to move in?

You'll need to provide the security deposit (equal to one month's rent) and first month's rent (prorated based on your move-in date if applicable).

Do you offer flexible lease terms?

Our standard lease term is 12 months, but we may offer 6-month or 18-month options for select properties. Please inquire about specific properties for details.

How do I schedule a move-in?

Once your application is approved and all funds are received, our team will contact you to schedule a move-in appointment where we'll conduct a walk-through and provide your keys.

Can I drive by and take a look at a property before scheduling a showing?

Yes, we encourage this before scheduling a showing.

Do you allow pets?

Generally yes, though it depends on the specific property. Each listing will indicate if pets are permitted.

Do you have a pet deposit or pet fee?

There is no pet deposit, but we do charge pet rent of $50 per pet per month. There is also a one-time $300 pet acceptance fee which is a flat rate (not per pet).

Are there any breed or size restrictions for pets?

Some properties may have breed or size restrictions. Please inquire about specific properties for details.

Can I pay rent online?

Yes, you can pay rent online for free through our resident portal.

What payment methods do you accept for rent?

We accept online payments (ACH/bank transfer), credit cards (convenience fee may apply), and checks. Cash is not accepted.

When is rent due each month?

Rent is due on the 1st of each month with a grace period until the 5th. Late fees apply after the 5th.

What utilities am I responsible for paying?

The resident is responsible for all utilities (electric, water, and gas) unless otherwise specified in the listing or lease agreement.

How do I report maintenance issues?

Maintenance requests can be submitted through our online resident portal. For emergencies, please call our 24/7 maintenance line at 773-302-7599.

What constitutes an emergency maintenance issue?

Emergencies include no heat during winter, major water leaks, electrical hazards, or security issues (broken locks, windows, etc.).

Am I responsible for lawn care and landscaping?

This varies by property. Single-family homes typically require tenant lawn care, while multi-unit properties may include landscaping services. Please check the specific property listing for details.

What is your renewal policy?

We typically contact residents 60-90 days before lease expiration to discuss renewal options and any rent adjustments.

What is your notice period for moving out?

We require a 60-day written notice before the end of your lease term if you do not plan to renew.

Can I sublet my rental property?

Subletting is not permitted without prior written approval from Cobble and Key management.

What is your policy on early lease termination?

Early termination may be granted in certain circumstances for a fee equal to two months' rent, plus any costs associated with re-renting the property.

To keep Isle of Palms beautiful and safe for all visitors, please follow these guidelines:
No glass bottles on the beach
No overnight items left on the beach
No large gatherings or events without prior approval
Dogs must follow seasonal leash laws:
April 1 – September 14 (Summer Hours)
Off-leash: 5:00 AM – 9:00 AM
On-leash: At all other times
September 15 – March 31 (Winter Hours)
Off-leash: 4:00 PM – 10:00 AM

During off-leash hours, dogs must be under voice control, and owners must carry a leash at all times.
